WWYD - home renovation/extension
Options: 1) Cantilever (the rear of the house isn't fully dormered so we would gain 2.5 ft out from doing this) This cost is $7500. We can work in 2 beds better by doing this. It would make the room 15x11 so not huge - but decent size and good for kids. Doing it this way, will not compromise the roof line of the room below it which we planned on being vaulted.
2) Extend 4ft out for the length of the room. Obviously this makes the room bigger but not much bigger than above option. Would be a good sized room and easily fit the 2 boys in it. But, we may have to adjust roof line of new room and we'd need a post for room on the patio area. Cost is $11800
3) Shell out room over the garage for a room down the road. Cost $18000 DH is capable of finishing off the room but little time to do so. We may need a permit b/c the corner house backs to our property so their fence is close to that side of the house. Obviously it will cost about double - closer to $30K when all is said and done - but it's another room up there.
WWYD? Keep in mind - I'm due in October and we are constantly under construction when I bring my babies home from the hospital. I want this house done once and for all And I'm not looking to do anything else that is going to pump up my taxes.
Which would you go for, if any?

I voted for number 2 but if the shell does not require any variances I would say go for that. The boys could share the room until your dh gets to finish the new room.

My concern with the room over the garage is that we were not looking to spend another $30K right now. Under $10K we can probably jutify, but more I don't know about.
And, like I said, I don't want my taxes to sky rocket. And, if we decide we want the kids to have their own rooms - we can do the room over the garage down the line.

I think I would leave it alone for now and do the room over the garage down the line. To me gaining 60 sqft or less isn't going to make much of a difference.

I would do the cantilever now since you'll need the room for the boys (I assume the baby will have the other BR?) and it doesn't compromise the roof line. That also leaves you the possibility in the future of doing the shell over the garage if you want another room.

This is what I'm leaning toward. It will give us a decent sized bedroom so we are comfortable for yrs to come. I know 2.5 feet doesn't seem like a lot - but with furniture placement in this room, it makes a huge difference actually. And I feel like we can't go wrong for under $10K

If you do living space over the garage you could run into a setback issue. Living space has to be a certain distance from the property line, yet garage can be closer. So if it was garage, but you convert to living space... you may need to get a variance.

I am leaning towards #1.
I would pick room over the garage BUT make sure you can do that. My garage is not graded for living area. The guy told me the fundation is not up to code. So check that out.
I would do #1 right now and maybe add room over garage if you can later down the road if you can.
I would not change the roof line, etc... Seems like a lot of changes, $$, variances, for not that much room.
