which is worth more?
DH and I are thinking about moving in the future (1-3 years) and I like to keep abreast of what houses are going for in my neighborhood.
I notice a $100K difference in houses (built 1964 and 1965) in the same .5 mile radius (maybe even .25 mi)
The more expensive house has less land (about 2/10s acre), but 1 more bedroom.
Is this really the way it works? I'm interested b/c our house has the smaller # of BR and there's not an easy solution to add on to our house, but we have more land.
What are your thoughts?? (granted they haven't sold the houses and I have not stepped foot in either, so I am not sure of the exact upkeep, but they do look very nice when I drive by)

The rule of thumb we noticed when looking was to add 20-30,000 for an additional bedroom. If there was a garage or basement it was 15-20,000 more. ETA: A lot of small amenities will add up. For example, a nice and manicured yard will add 5-10,000. A paint job will add 3,000-5,000 depending upon the condition of the walls. New lighting and bathroom fixtures can add 1-1,500. A new kitchen can bring in the cost of the remodel or just under it. Same for a new master bath.

Most of the purchase price of a house is the value of the land, hence you can see a run-down house on a 1/2 acre and it will still be worth over 500K in most neighborhoods.

Even though they are in close proximity there are other factors that play in too, such as South of Montauk Highway out here in Suffolk - add $$$ for that.

Maybe they are zoned for different school districts? 100k seems to be a lot for just one bedroom difference, and less land.

newsday.com has a whole section on recent home sales by address. domania is another great tool. actaul sales prices are much more signifigant than current listing prices.

thanks everyone.
they are the same school district and essential the same neighborhoods (different builders that built right next to each other, so the house style IS different)
Kelly - I have looked at the newsday site and they only go upto august 2005 
I'm definitely hopeful with the prices they are listing!!
