Re: Where can I ..
You can try print advertising, like local papers (LI Herald papers, for example), town criers, pennysavers, that type of thing. Although in my experience, the print advertising doesn't really bring much of a response (most people look online). Or you can make up fliers and post them at local universities, hospitals, schools, churches, etc.
Have you tried mass emailing friends, colleagues, etc., posting on Facebook or other social media sites?
But can I ask (assuming you are not already listed): How come you don't want to try listing it with a real estate agent so you get it on MLS? On Long Island, the tenant pays the fee, so it's free to the landlord. And you get someone to financially qualify the tenants for you (you'll get a rental application with a credit report and income verification for anyone who applies.
At my company, our rental listings go on MLS and all of the major real estate sites (Zillow, Trulia, etc.), and we make a website specifically for the listing (e.g., www.123mainstreet.com) that can be posted on social media sites, emailed, etc.

Re: Where can I ..
Generally not a help when it comes to houses, however, for those of you that have a condo/(legal) apartment for rent, and are looking at a legit way to make guaranteed rent and avoid a lot of problems with potential renters, please FM me. Part of my job is finding and securing rentals for the elderly/disabled.
Since the people I work with know that this is basically the only way they are going to afford to live in the community, bad stuff RARELY goes on.
My agency also is able to process things like security pretty quickly to hold the apartment, which doesn't exist with a lot of "programs" out there from what I understand.
Thanks for reading and please let anyone know who may be looking to do a rental. We have clients right now looking in all of the boros as well as all over Long Island.

Are you affiliated with a gov't housing program (ie Section 8)? Because unfortunately my board would prefer not to accept tenants that rely on those programs - we had a section 8 tenant in our building a few years ago and it was a disaster..I know there are exceptions, but for the vast majority of tenants in such programs - the outcome is not so pleasant for a landlord.
I would love to have someone renting my apt who is interested in the long term. The apt requires a 1 year lease. Elderly is fine - if they can afford the $1200/month rent and they have a steady source of income to pay it, I have no problem with it.
The last 3 sets of tenants that applied for my condo were completely unqualified - one was a college grad who had no rental history and only provided references from his friends/parents, the others were couples in their late 20s with bankruptcies and awful FICOs on their record (and sketchy references)..So I am wiling to have my unit sit on the market for several months until I find a good tenant. It wont be vacant until late July anyway but I dont want to spend my summer nights in July still showing the place to people.
I listed on LIF's real estate site - its in Howard Beach.

Re: Where can I ..
No, not at all.
This is one of the struggles we go through because LLs think it's the same thing.
Our agency provides services through the TBI/NHTD waiver programs.
You can google them online.
They pay 1/3 of their income towards the rent, and the program subsidizes the rest up to a certain FMR amount, depending on the location they live.
It's around $1425/mo right now for a 1-bedroom on LI and $1200-something for the boros.
