just when we thought everything was a go for closing, our loan officer tells us we have to wait on sonyma. so it looks like they should clear all things on their end by the end of this week. it almost seems like they had to wait for the underwriter at the lender to give clearance for them to move forward.

same exact situation here... we've been told everyone is ready for us to close mon-wed of next week, but waiting on sonyma! UGHHH .... i'm giving sonyma a call today and see what the status is

We've been told how great of a deal it really is so we're excited, but not going to get too excited until we know we def have the cert... I think it took the lenders more time to learn about it than it was actually available... which is quite sad... I think its estimated that only 500 certs were given out throughout NYS

we FINALLY heard back from sonyma this week and we got the cert and are cleared to close next week!!!

now, did you have to wait a few days to close after the cert was approved? my lender is still saying we're aiming to close on mon or tues but cert is still not approved for us...
well, i guess what im trying to ask is that after approval did it have to get sent onto some other dept/underwriter and take time to get looked over at as well? we honestly, do not have the time for all that if so...

Once it finally got there .....it took about 3 days. They said it would be 48 hours but it was a little longer.

Once the approval got to my loan officer it went back to underwriting for less than a day. They just had to make sure everything was in order. I hope it works out for you that way too!!

MOTHERFCUKER.... The lender didnt even get our friggen file out to sonyma... apparently its been going back and forth with the underwriter and LO for the past month
I'm sick and tired of this... i dont even want the freakin thing anymore... just need to close bc we're kinda gonna be homeless soon... WTFF

ugh, so sorry mazz. i'm beginning to learn that calling/ emailing everyone involved, almost annoyingly, may help push the process along. i just found out from SONYMA that they approved our file and notified the lender already. but lo & behold, my dear old LO is on vacation now :D but he did leave us with the lender's processor's phone #, who i've called three time today :D left one message. tomorrow i won't be so easy on her ;)

Yes, i try to not be annoying and I get nowhere... I actually feel bad calling/emailing these people so often, but I guess it needs to be done...
And for the 1st time ever, spoke to my processor today... I love how they try to be so soothing and comforting... And tell me how lucky I am to get into this program... Well, why dont you tell me I'm lucky already and get me approved... I just cant anymore...

yes, pretty much. its back in the lender's court, so we'll see what happens. we have a tentative closing date for next week that i literally had to pry out of our LO. unreal.

so today i learned that after repeated phone calls & messages, and a phone called placed at precisely 9:06am to the loan processor, i got another answer to our mortgage closing woes...once it "gets approved" by SONYMA, our file goes through processing, then gets sent back up to underwriting so they can go to SONYMA's website to print out the approval & what not - this should take up to 48 hours, then it goes back to the processor who then tells the LO its a go for closing....this all being that the underwriter see's all documentation they want to see and how they want to see it....if there is something missing or questionable (as if they haven't done that once a week for the past 3 weeks already) then we wait yet another week...when does it end...

baldwin harbor. i think they put it in sometime in september. my loan officer had to take a seminar to learn about it, and put it through shortly thereafter. but it seems it's not just the SONYMA they were waiting for. it's gone back to underwriting for an unchecked box on the termite inspection? meanwhile, just last week they returned that same one page, 3 question inspection report to us requesting us to sign it. and NOW they notice a box is unchecked? waiting on my LO to get back to me to tell me exactly which box they are referring to b/c everything looks checked off to me. and they also needed to re-verify our employment, since they did it so long ago, they only last 10 days now. unbelievable.
