When to start our home search?
Our lease is up at the end of June, and we'd like to close at the end of May... we don't have anything to sell, so when would you suggest we start looking for a home? How long does it usually take between giving an offer and closing?
(Can you tell I'm eager to be looking for real  )

I would give yourself at least six months, if not longer to find a house and close.
It's never going to work our perfectly with the lease on your apt.

Hard to say, it can take a month to find the home you want or a year maybe longer. You can start looking on-line and browsing MLS, if there is something that really stands out does not hurt to go look.
Once you find the home you want, between putting an offer, signing contracts, inspection and closing, for us was about 2 months.

We've been looking for a year.  It's hard to say how long because it just depends on you finding the one you love! You don't want to leave it til the last possible month and be forced to buy something you're not in love with.

we started in January just going to open houses.
we started aggressively looking in April/May.
starting off with open houses early on is good b/c you get a real sense of what you like and don't like, and when you start working with an agent, you know where to concentrate your search in terms of area, style, square footage...the whole 9 yards.

Thanks! We've been looking at open houses for the last year or so... we were supposed to move this summer... but couldn't cuz of DH's job situation.
I wanted to start looking in January... DH keeps saying like April/May... Now I know I was right I think I may make him go to open homes this Sunday
We have a basic idea of what we want... the general area, square footage and price. I found the townhome I wanted like 3 months ago... but we couldn't swing it...
I can't wait until we can seriously start looking!

I can't wait until we can seriously start looking!
most "experts" are saying the mortgage rates will continue to rise due to inflation.
if I you were, I'd look up some homes on the market that you like, check how long they've been on the market and see if you can swing it NOW.
you may have to pay to break your lease, but depending on what happens with the interest rates, you may be MORE in the end by waiting and buying at a higher rate.
I am no expert, but I'd have someone crunch the numbers if I couldn't do it myself to see what will be more beneficial in the long run.

I don't really think we could do it now... I mean... we have like $12k for a down payment/closing... but we have so much debt repayment since DH just started really working... Really, the earliest we could swing it would be January when all the weddings are over - apparently our entire family is getting married!
