what questions should we be asking? we haven't "officially" started looking yet; but i want to make a list for when we do. TIA!

how old is the roof/windows/doors?
are there c/o's for everything? if not, will the homeowner be obtaining prior to closing?
oil or gas?
if there are carpets, ask whats underneath...hardwood floors or concrete?
what are the neighbors like?
where are the schools in relation to the house?

How old the appliances are
How old the oil burner is

how old is the oil burner, roof, etc. If anything has been replaced since the home was built, and when.
Why are the homeowners moving.
Are there any personal property exclusions (some people were excluding random plants in the front yard, another a new fridge, many the washer and dryer)
gas or electric
what is under the carpet (hardwood floors, etc).
taxes
what is the neighborhood like (quiet, friendly)
are there alot of young couples in the neighborhood? lots of small children?
how soon after the contract is signed would they be willing to close (if they have kids, they may want to wait till the end of the school year)

Cesspool or sewer (if cesspool when was it last replaced)
Separate drywells
If you see a lot of "updates" why/when were they done
Service contracts
Taxes - make sure they give you the without exemption figure
If the house is next to town/state property who's reponsibility is it for the upkeep? Would it prevent you from making improvements to the house?
If the house is in a gated community are there any restrictions (such as decorating for holidays, colors when or painting/siding the house).
Also, drive around the area before and after looking at the house - you might see some things you dont like (or love).

i dont think people were lying about their taxes. alot of people honestly dont know the EXACT amount they pay, especially elderly people looking to downsize. but i agree, definitely confirm the taxes that are stated. thats why alot of realtors put it in the listing that the "buyer should verify all information". a good realtor, however, will verify the taxes PRIOR to entering the listing onto MLS.

Can anyone call and find out taxes for a specific address? What dept in each town do you call? I always wonder if the number I am seeing is correct.

yes, anyone can call - you have to call the town the property is in. the #s on on most websites.
nassau has mynassauproperty.com
if its in a village - you have to check with the village for additional taxes if they apply

What we started asking is, "Where's the new house?" So we could tell if they already had a new one or not.
