What would you do?

My DH and I had our offer accepted on the house we want. Great.. but we had our engineer inspection and there are some issues, mainly the roof over the garage. It's sagging and we knew there was something up just by looking at it. The engineer confirmed that the rafters need to be reinforced b/c it's not structural. We also had two contractors confirm this and gave us estimates on how much it would cost to fix it the right way. Get this! Between $6-$7k!

We are going to have to ask for a credit somewhere..the roofing issue is just too big of a deal..

The way I see it, if the sellers want to sell this house to anyone they will need to apply a credit or get it fixed!

I am so bummed b/c I really love this house!! Is it worth it??Chat Icon

I would ask for a credit and see if they are willing to negotiate. As you said if it is that bad they will have to work with someone if they ever want to sell it. You do need to decide how much you want the house though - if I costs 6K to fix and they won't give you that or fix it themselves will you be willing to maybe split the cost or some other arrangement? Otherwise you need to be prepared to lose the house.

I would see if they are willing to fix it or take it off the price of the house.

If you LOVE the house and are getting a great deal, and they won't budge I would fix it myself.

yup, it never hurts to ask. have your attorney fax a copy of the inspection report to the sellers attorney and request the credit or repair. more than likely, they'll just offer to split the difference with you.

I would definately ask for a credit. Worst two cases they go half or not at all.

We needed some repairs on the house that we are buying and the seller gave us a straight up no! Harsh!!

We really need the house, love it and have to move (selling our house) so I had to eat it. Just prepare yourself - people can be so frugal.

I would give them the options of repairing it before the sale is final, taking it off the sale price or no deal.

We had a similar situation with our house, but it was a combo of things that added up to about 6K. The sellers fixed everything and by the final walkthrough it was done.

We were in a similar situation with our house. It needs a new roof, boiler and needs a ventilaion system put in (no vents in the attic) as well as some brick work. All totaled, we are looking at an estimate of $30,000

We had asked for some money to do these things, but the sellers refused. We figured that we love this house so much and got it at such a great price, that we weren't willing to lose it over these thngs.
