What offer do I make?? Update: didn't bid high enough i guess
Seriously stressing now. Seems this house is too good. its been on the market exactly 7 days and now someone else is making an offer. I'm trying to get mine in first. Don't know why... anyway.
its listed at 149,500. I'm thinking $147? Or should I just offer the asking?
I really really love this house

UPDATE: I bid $150k with $1500 earnest money and $100 for an option period extension so if I wanted to back out Id have 10days (something my realtor suggests)
I dont know what the bid was that I lost to, but they offered $2500 non-refundable cash up front. If the buyer backs out the seller gets to keep the cash. Closing date is ASAP where I wanted a bit of time
Im confused they offered to pay for one month of my rent and have asked me to sign on as a back up contract.

I wouldn't start out at asking but that's just me. You should offer what you feel the house is worth. If the house seems solid there could be competition so I would try to be aggresive.
If you have good terms... flexibile closing date, a good amount down, good credit, etc.. your agent can work that into your offer so the seller's can see you're a good buyer.

The contract part comes after the seller's accept your offer. Once you're in contract there is no turning back!

Totally agree...if you love it and want it offer ask. How is the market there? Are there bidding wars going on?

My house was on the market for about a week also. There were 5 other offers when we saw it so we offered $10 over asking price and we got it. We know it was priced to sell and felt comfortable with the price. Good luck

Oh a side note...
I know find out 15 homes in this small community were up for sale over the past 2months. 80% sold within 15days!
Went back to look at one of the remaining ones today. And yes, I already put in a bid.
