what exactly is the survey inspection?
and is it common to be one of the last things that are done before closing? my loan officer is saying it should take 1-2 days but I was not aware we needed to wait for this until today, do you think it will push back my closing date?

It is common to have a survey right before closing.
Ours pushed back our closing date because our neighbors had fences/sheds on our property and we needed them to sign an affidavit (years ago - everyone put up their own fences in the neighborhood and they didn't do it correctly).
I think it pushed our closing back 4 days or so (our neighbors signed quickly). We couldn't get title insurance until the documents were signed.

a survey & survey inspection are different.
Do you currently have a survey? Usually an inspection is when there is already a current survey of the proerty and then they send a surveyor out to make sure that what's listed on the survey is still accurate. this should take a day or two.
Getting a new survey done usually takes at least a week.
It is usually left until the last minute, but I'm not 100% sure why..maybe because both of them cost YOU money, so they want to make sure the deal is definitely happening before they order it. Also, they want the most up-to-date accurate reading.
