What does a new construction mean?
Does that mean it's built? Do you get to choose?? How does this work? Do you pay say listing price is 400,000...you pay 400,000 and get everything (appliances, Sinks, cabinets?) included?

our house is new construction. It was built already and all the finishes were done. I think sometimes if it say new construction - to be built, then you can customize it a little more with the finishes.

New construction means no one has lived there yet. Generally, its being sold by the builder. Depending on how far along the builder is in finishing it will determine if you get to pick out finishes and upgrades or not. The house should include all fixtures (sinks, cabinets, etc.) and appliances. Also, unlike a re-sale home, builders want the buyer to pay the transfer tax (on a $400,000.00 purchase price, transfer tax is $1,600.00). However, in these times anything is negotiable. We bought a new construction. The purchase price included the appliances except for refridgerator, washer and dryer. We signed the contract before they started building, so we picked everything... siding, roof, floors, cabinets, counters, vanities, etc. We saw the model of the house in a different location that had already been built.

New construction means nobody has lived in the house yet.
You can have a developper building houses ahead of time and selling the house "as is". Or you can pick a lot and build from scratch with an architect/builder.
The level of custom depends how soon in the process the builder decides to involve the buyer in the construction process.
What is included in a new construction depends on what the builder decided to include. It could have all appliances (usually does not include washer and dryer) or have only some of them or none at all. It could be negociable.
There is usually a lot less negociation with new construction. Unless the builder/developper has sit on his houses for a while but usually they don't bulge much on prices.

we live in a new construction...we bought from the builder everything was done when we bought..from kitchen, doorknobs, fans, bathrooms, tile, etc. we didnt decide on any of it...but it was all ok bec I am happy with it all!
