What do you think is reasonable rent for
a 3 bedroom 2 full bath split in a really good school district, on a great block, big yard, a lot of updates in the home. All large rooms, brand new appliances, roof, oil tank, windows etc...
It would be rent + utilities.

really depends on the neighborhood.... are there any other houses for rent in the area? what are they going for? does it have a garage? parking? etc...
nothing is included? heat/hot water?

Nope nothing included..2 car driveway one car garage and shed in the back...A house two blocks away not updated is asking 2800 we would def be asking less

40 mintue train ride, or 35-40 minute drive..we're in western nassau, south shore..the house is also walking distance to the LIRR, but not close enough where you hear it..about a 5 minute walk

It is..butttt will ppl rent for that price...we were actually thinking 2400 but weren't sure if ppl were going to rent for that price or not

I am going to rent a 5 bedroom 2 bath , not updated for $2100 in PJS. It might help you if you check MLSLI they have house rentals on there  GL

We have the problem is there aren't a ton of rentals in my area at all...the only one is two blocks away, same exact house, not updated same type of block etc for $2800...it just sucks bc not a lot of ppl rent here

from my understanding thats not really a "renters" area but i know that it is close to the elementary school the end of the month you may get some interest

There was a split that rented in July for $2,650 in Oceanside had 4 bedrooms rented in 4 days.
