West Babylon On The Water
Anyone familiar with houses in West Babylon on the water? My husband and I are looking in the area and I just wanted get some info good / bad if any regarding schools, area, flooding ... etc

I don't live in West Babylon, but live in Amity Harbor near the water (close to Tanner Park).
My biggest piece of advice is do NOT get a basement.
DH and I bought our first home, which has a basement in 2008 and it flooded a bunch of times this year. And we're not ON the water but near it.
We may eventually get the work done to waterproof it, but since it's basically wasted space for us right now (we just have our laundry down there) we're not in a rush.
Also from what I have learned, if you look at houses with basements or a downstairs and the laundry machines are raised up on cement, this probably means the house has been prone to flooding.

Thanks for the info.
The homes we are considering do not have basements...good thing!
We find that the homes tend to be on the smaller side compared to homes not on the water for the price.... but I guess its whats important to you.
I am just soooo confused.

I grew up in West Babylon. It's an excellent school district. I don't think I ever heard of any issues with flooding, but I didn't live in that area of WB. If you have specific questions about the area feel free to ask.

We live in West Babylon (my DH grew up in WB) but not in that part of town. I like the town alot. I have no problems sending my kids to the school here in the very near future (next year  ).
If you have specific questions FM me and I can ask my hubby. He has a lot of friends who live down that way.

One thing to be sure to check is whether you will need FLOOD insurance. Because of hurricane Katrina, insurance companies are charging through the roof. If you'll be on or near the water, you can take the section lot and block number of the property and call around to companies that carry flood insurance. They'll give you and idea of what it will cost you. You can also ask the current homeowner for a copy of their current bill.
I'm a Realtor and i'm always warning people about this...
