We're doing it!!! Update!
We're placing our first ever offer!! I'm fully anticipating a rejection and hoping for a counter offer.
Keep your fingers crossed for me!
 
Update:
Well, there was another offer on the table for the same amount we were going in with and when we asked for a counter- the other bidders raised their bid $35,000!!! To just over our max.
I'm hoping their offer falls through (sorry if it's someone on here  )

Best of luck!! 
I fully expected a rejection and got a counter instead. I think sellers in this market should entertain all offers with a counter.

My advice is to keep looking...Whats meant to be will defintely be...
We were out bid on four houses, and it gets hard at times...But then we finally found our home - and that old saying is really true "whats meant to be will be"
