Well we made the offer!
Talk about stress!!! I thought planning my wedding was stressful. So we are going back and forth with them already. They are very motivated to sell, so that is a good thing.
Has anyone ever had the inspection done before you have completely agreed on a selling price? We think that might help us out with the selling price.

I wouldn't pay for an inspection before coming to a mutual decision on a price. An inspection costs around $375-$450, so I wouldn't suggest spending that kind of money if you haven't determined that they will accept your price or visa versa. Just let them know that you will have the inspection done asap after you both agree on a price.

not usually, the inspection is done after the offer is accept BUT before the contracts are signed. What if you can't come to an agreement on price, you've wasted $$$ on an inspection. If the inspection turns up with some faults, you can they re-negotiate the price after and it will then go into the formal contract (either the homeowners fix things or credit the $$$).
CONGRATS, take a big deep breath. Its a fun ride!!

Well the reason I asked that is because we have both counter offered a couple of times already and are close in price now, so we thought this might help determine the final price. We could give in to their final price or stick to ours if we knew that there were some problems with the house. We were going to use it as a bargaining chip. Good idea or not???

Thanks Kerrie! I didn't know you could do that. So if the inspection came back that it needed a new roof, then they could take money off the price that we already settled on or fix it first before the sell of the house? All these things to learn. Thanks Kerrie!
How is the new place coming by the way?

yea, if stuff comes back from the inspection that is an expensive repair, either the seller can fix it or deduct the price from the repair IF THEY WANT. Some sellers many still say "as is" but most won't.
The place is coming along. We are dying to powerwash the patio but being the weather is sooo crappy, we'll hopefully do it this weekend. Kerry

Thanks Kerry! That really helps us make a decision. It makes more sense now. When you don't know answers to these sort of questions, it's hard to make the decision. I guess it's their loss then if they won't come down further after the inspection if something major is found. Thanks for your help.
Glad to hear the place is coming along. I can't wait for the nice weather. Wish Spring would just get here already. I'll let you know how things go.

We agreed with the seller's on the price and then after the inspection was done we asked them to come down $10,000 on the price we agreed on. They came down $7000 and also had our electric upgraded to 200 amp.
