Well it took long enough but...

We finally got our commitment letter from our lender!

After we close, I will be happy to share why it took so damn long being ONE DAY away from the 45 day deadline we had after going to contract. You'd all be Chat Icon .

I will say this to prospective home buyers. I thank G-d I had every possible document necessary for this transaction at my fingertips. If you think you wont need something, you will. BE PREPARED. They WILL ask you for your first born, proof of your last pedicure and most recent dental records with a signed affadavit that you don't need to return the gold they put in your mouthChat Icon Chat Icon

THANK G-D THIS WAIT IS OVER. NOW LET'S CLOSE AND END THIS!!!

It will have to be before the 30th or there will be one RABID pregnant woman looking to kill someone.

Exactly this! You really do need every piece of paper imaginable..DH and I had them all sorted in an accordian file..pull them out impressively, until the woman says, "marriage license?" Chat Icon Chat Icon

Re: Well it took long enough but...

not sure who your lender is, but this is what lending is all about these days. You are buying a home at a great time, rates are low, home prices are low and you get a tax credit. I wish I were buying a home for the first time. Unfortunately because financing was "just given away" a few years ago, and the market has gone mad, getting a mortgage requires more documentation that you can imagine and yes borrowers are being scrutinized - Congratulations to you as you did get this far - if you are working with an experienced loan officer, now that you have your commitment you should not have that much more to go ....

I know we are pretty darn lucky. Now is a good time to be a buyer. However, I think the process could have been smoother had the lender been more organized. The whole thing could have been done 2 weeks ago.

Im way too excited. At least now I can secure childcare for after my leave. I had gone to look last week but I refused to leave a deposit until we had a bit more security from the lender.

We went through the SAME thing when we were ready to close. Of course our broker blamed it all on underwriting - before the file even WENT to underwriting! We didn't find that out till after the fact, and then it was just "oh, well, everything's done now Chat Icon"

I hope you close soon, I will have my azz-kickin boots ready if you need me Chat Icon
