Weird and then weirder...

DH really likes this house which I am leery about.

We go yesterday to see this house, love the block - the neighboorhood, property etc. House had everything we need but the men selling it were so weird. Shady investors. They guy was wearing shwishy track pants and a sleeveless mesh tank top with a huge beer gut let's be honest you didn't just come from the gym.

Found out the house was purchased for a crazy low price 2 months ago and now its on the market for nearly double (they did a shotty rehab in 2 months time which almost ALL would need to be redone - they didn't even level the floors)

So today I started doing my research - turns out someone was STABBED there 2 years ago in the garage (a man was drunk and stabbed his g/f) she almost died. They painted over the blood stains in the garage (I was wondering why the garage floor was painted a dark color). I am so speechless and have been sick over it all day. I hate how some investors are so dishonest and trying to make a fortune off this. Now I have to tell my husband what I found out about it!!

The stabbing would freak me out, personally.

But, more importantly, check with your lender to see if the fact that it is a "flip" may be a problem.

We were recently in contract for a flip. The current owners, owned the house for 11 months. Wells Fargo told us, that the seller's name had to be on the title for 1 year before they could proceed with the mortgage. Wasn't much of an issue in this case, but if your seller has had the house for only 2 months, it may be an issue.

The whole thing is a weird scene. They require pre-approval through their mortgage guy and the owners is the real estate company - I had a bad feeling from the getgo. Open houses are out of the quesition as I work weekends BUT we are going out looking at some homes next week prob - looking in eastern suffolk

Im not sure if the stabbing would bother me (just bc it didnt result in death and i wouldnt have to be concerned over hauntings... lol sounds crazy but i believe in all that)

But really, the thing to be most concerned with is the crappy, fast flip that was done on the house... Theres prob TONS of probs with things you cant even see behind walls and such... I wouldnt even want to touch it for fear that that house would cave in nevermind paying $$$ for it!!! Chat Icon Chat Icon

I think when its a quick flip they just use do cosmetic fixes and leave the problems underneath.

After I bought my house I found out that one of the men who lived there had a heart attack in the house and may have died either IN the house or right outside in the ambulance. Neighbors have different stories... then squatters broke in and destroyed the house. The man possibly dying in the house didn't bother me but knowing a bunch of people drinking, using drugs, etc bothers me. There were boxes of pizza, beer cans and used condoms Chat Icon Chat Icon thrown everywhere! Of course the house was cleaned when we moved in but sometimes I'd rather not know what else went on in there

Once again wells fargo seems to be making up their own rules

For FHA and most other banks it's 2 or 3 months

The fact that they bought it for a super-low price tells me that there are big problems with the house - the roof, the foundation, termites, mold, something like that. Something they put a cheap cosmetic fix on.

Even if you did go ahead with the house, it sounds like you wouldn't want it anymore after the inspection.

This happened to us with a house were were gonna buy in Merrick, the seller was a real estate agent and he bought the house from an investor and was flipping it, a double closing was supposed to go through, then it started getting a little shady so we walked away. Beware !!!

not always the case- this particular property was most likey purchased in bulk from a bank. Investors can buy foreclosures in bulk and resell them. You will sell them on mls as "corporate owned" but still listed as a RE0. Some are fixed and flipped- other are sold as is.
I still would stay away from this house - but the house was bought for an average foreclosed asset price.

Yeah we are not really interested in it anymore - it wasn't just the stabbing, it was also the fact that the work was done poorly coupled with the fact that the mortgage had to be done through one specific lender as well -- too many things just didn't add up - would have been nice but oh well it's a buyer's market I know we will find something even if it takes 6 months...
