WE DID IT!! - update with pics at bottom
The guy just finished today moving our boiler to our garage. we put in a new above ground oil tank and he fixed the heating issues we had, added a zone and took out old pipes... from our levit ranch!!
right now... DH is working on breaking down the brick wall. it's like a completely different house.
i will be posting pics tomorrow, i hope.
the plumber we used was PHENOMENAL, i mean PHENOMENAL. showed up when he was supposed to all three days (first two days were prep work, today was work with a friend to move the boiler) and was 1/2 the price of slomins... under 5K!
i didn't need a new boiler though.
i am so psyched to get the house CLEAN and beautiful... and curtains up.

Now, never mind the mess, we are in the midst of a construction zone here... i have no place to put stuff due to lack of a hutch / buffet, which i will find eventually.. i DON'T LIVE THIS WAY on a regular basis!
Befores:
behind the cabinet is the oil burner, above it was a fake wall (you can see part of it in first pic) on the opposite side was a built in shelf. next to the burner (to the right) was the washing machine.
after wall removed:
Lovely wallpaper
from living room looking into kitchen:
boiler GONE:
hole in floor:
lovely brick work:
And the wall came tumblin' tubmlin':

that's it for now! still have a load of projects left to do, but this was the ONE thing that we absolutely hated about this house, and now it's gone!    >

Rachel, it looks fantastic!!! I love the new open floor plan!! I'm so happy to hear that it went so well, and for a good price.

after we paint. have no clue what colors to do yet. i love the colors that just came in the latest lowes circular...
BTW - the gulfstream is gone...

When you redo the kitchen you should remove the fireplace too....It would look so good all open.

That's a long term thing... we aren't done wtih the fireplace there yet. but, it's on the agenda for the future. when my girls get big and we want to let them have separate rooms, we will definitely be doing it to get the chimney out of the upstairs bedroom.
