There are still a few very affordable beach communties on the north shore.

I looooooooooove Shelter Island and looked at prices there and almost died...they're SO pricey!

we would like Montauk but are find NOTHING. I saw a listing in Sag Harbor that I will call about. I'm thinking south fork.
