Well we had our inspection yesterday and I have to see it is a real eye opener. This engineer went through our house and did all the things that you kinda wish your home inspector did (but they do not.) Our boiler and hot water heater is 78% efficient which we gathered, the hot water heater soon will go, our insulation is horrible in the basement and our basement door should be considered an outside door since our basement is not heated. We have to put weather stripping around it and seal it up. We found many pockets of air leaking into our house through light sockets, our "insulated high hats" which were not so insulated, our main problem is in the pub room which was the converted garage. Oh we found out when they did install our boiler in 1983 they did it wrong.

Our attic door is not well insulated there was major air escaping and around our chimney needs to be sealed off. We need an attic vent fan in order to properly circulate the hot air out of the attic.

So it looks like we are definitely getting insulation blown into the attic and some minor repairs, if there is any money left over maybe a new hot water heater not sure.
