Just tell her that you hired her, not her friend, uncle or whatever the person is to her. This is a HUGE purchase, and you need someone 100% on your side. I have zero issues or reservations with things like this. I went through 3 agents before we found the right one. Time for a new agent.

I would just text the agent asking her to call you at a convenient time, because you have something you want to discuss with her.

I am sure she thinks she is doing you a favor by having her colleague cover for her when she can't make appointments. It's sometimes tough for part-time agents to work alone because they have limited time and can't always be available for their customers. Given that real estate is a service business (and can be a time-sensitive one at that!), a lot of part-time agents overcome the challenges of limited time by teaming up with another agent who can be available when they can't. So your agent probably thinks she is providing better, more comprehensive service to you by having her colleague work with you when she can't. I am sure she is not looking to split a commission if she doesn't have to. Real estate agents work solely on commission!

However, if she is a part-time agent and has limited availability to look at homes with you, she should have said this at the outset and let you know that she might team up with another agent in order to be able to provide optimal service to you as a customer. That way, if you had reservations about it, you could have said so upfront. Did she let you know she is not a full-time real estate agent at the outset?

When you speak to her, I would let her know that you appreciate her trying to accommodate you by setting you up with her colleague, but you prefer to work exclusively with her. But realize that the end of the school year is a busy time for most teachers, so she may not be available every time you want to see houses. Are you willing to risk missing out on a house because your agent is unavailable rather than go see the house with her colleague?

Perhaps you can establish some ground rules with her along the lines of -- you are willing to look at homes with her colleague if she has a scheduling conflict, but you expect her to be the one to answer your emails, listingbook messages, etc., and you want her to be the one to present and negotiate your offer, and if possible, be at your home inspection, appraisal, walk through and closing. It might be tough if she works during the day, but I assume she'll have more availability in the summer.

Or the other alternative is to find a completely new, full-time agent to work with (assuming you didn't sign an exclusive contract with your current agent, but even if you did, her broker can always assign another full-time agent within that real estate company to work with you, as the contract is technically with the broker, not the individual agent).

Thank you do much Christine. I was waiting for you to respond. We didn't sign a contract with her. We are willing to work around her schedule since for the most part aside from end of school year teacher obligations, her time frame is good for us. She has been wonderful and we don't want to find another agent since we spent so much time with her. We really feel that she understands our wants and needs. I feel that she "gets us". We are in the process of selling a house so really we can wait a month or two. We want to make it work. I will take your advice Christine. Thanks again!
