Termites - Questions before going into contract
Hi- We are in the agreement process with the sellers. We are in the process of adding terms to the agreement. During the inspection it was determined that there are termites in the house. We need to have it treated and the joists where there was some damaged replaced.
1. Given that the house is by the Massapequa preserve (lakeshore blvd) - is there a termite problem in this area given all the trees from the preserve?
2. Is it unfair to ask the sellers for treatment and warranty that the house has been treated and termites removed? They said they would treat but no warranty - i feel like i don't trust this and I would also want to be present during this process at the house to ensure the right areas are treated. Wrong of us to request?
3. How much have you paid for the initial treatment and ongoing treatment?
4. Is it unfair to request the seller replace the 6 joists where there was visible damage?
any other termite feedback you can provide would be great.

If they have it treated many time the company will give an guarantee for a certain amount of time. The initial treatment is the expensive one.
My guess is they wont replace/repair the damage but you can neg. a $$$ amount and then you can do the repair yourself.

we had termites in the house we are buying. Basically the seller has to by law (but do put it in contract) to treat the house initially but after that you are on your own.
As far as living in a wooded area - yes more trees or rotted wood = more pests. So make sure your yard is clear of rotted wood and if you keep up with treatments you should be fine. But know you will have some more bug issues most likely then what your inspector found because they sometimes attack window areas that you can't tell until you open up the wall.
