Stupid question...Dormers
OK..I see all the talk of Dormers and am trying to figure out the difference.
When people are adding a Dormer, what is it? A full 2nd floor? Or do they have the 2nd floor but are opening it up more?
For example..the place we are buying is a cape..you go upstairs and there is a bedroom on either side of stairs. The ceilings have the vaulted ceiling but the center is straight regular ceiling and there are 2 windows in the front that pop-out. So is that the dormer? If we wanted to open it up what would that be? Rear dormering? Hope this makes sense!

Re: Stupid question...Dormers
I think what you're describing is a doggie dormer..
We bought a cape with the doggie dormers (had 2 BRs and 1/2 bath up there) and did a full dormer. Blew out the doggie dormers and extended over the garage. So now it's 4 BRs and 2 baths up there (master bath and reg bath).
We had the 2nd floor and expanded it. I think it's still a full dormer because everything had to be reconfigured.

Re: Stupid question...Dormers
If you have a small flat portion ceiling and slopped ceiling on either side of the roof, it's not "dormers".
I have a Levitt ranch house and that's how my bedrooms are upstairs.
You can have a full size dormer on 1 side of the roof. Some people do both sides. It kind of look like a real 2 story house.

Re: Stupid question...Dormers
I take it the picture in your avatar is your house? Those are called dog ears or something like that. It's sort of "not quite" a dormer. My parents had a cape without that, and they had a full dormer added on. They took off the roof and extended the walls so the 2nd floor was a whole regular rectangle.. A front or rear dormer is judt doing half of that.
Let me find you pictures. . .

Re: Stupid question...Dormers
NOt sure what I have...both sides are valuted but center is flat..so vault doesn't go from floor to ceiling. I dont think the back is kicked out..so if I expanded out back then I would get a doggie rear dormer? Was just looking to see how much it would set me back to do that and add another bath..So was looking for correct terminology!!! Thanks for help all!

If the pic in your avatar is your house, you ALREADY have a doggie dormer.

Re: Stupid question...Dormers
I'm confused now. so what if the cape has windows upstairs, but the back isn't pushed out. Here's a pic example.

Re: Stupid question...Dormers
If the ceiling is pitched on both sides you don't have a dormer - You have doggie dormers, which give you a bit more room, and added light - But to actually dormer the upstairs, you can do 2 things ........well, you can do a bunch of things, but the 2 main ones are 1. - Rear dormer the house. This is when you 'square off' those pitched ceiling (at least in the back of the house) 2 - Full dormer where you get rid of the pitched ceiling in the back and the front of the house (Lose the doggie dormers)
