Is anyone looking for a starter home? We are selling our Ronkonkoma Home. We have a GREAT yard!!!

...even if your not can you take a look at our house for sale and let me know what you think? Are the pics good? I didnt know what to write, does it sound ok...

please don't take this the wrong way....but how did you come up with the price?

I just comped it for you and it's priced about $55k over what the most recent 2 bed 1 bath sale in your area sold for (.5 miles last 6 months)

158 Uncas St
Ronkonkoma, NY 11779

just closed last week after 36 days on the market for $259k the full asking price

comp listings.... .5 miles - there are 16

21 kingdom ct is listed for $229k- right down the block 2 beds/1 bath

and you are priced higher then some 3 bed rooms in the area

my advice...lower the price and stalk MLS to see when these homes are having open houses and put signs out that day and have your own

To start we have a double lot of land. We also have a finished basement. 21 Kingdom Court does not compare to my house. My yard is 4 times the size alone. That house is tiny. Although my house is 2 BR it had an extention so its not the size of a regular 2 BR ranch. The kitchen is added on. The open house idea is a good idea too, thanks. Maybe I am dilusional but I really cant imagine my house being worth 250. I hope not. Maybe we will get an appraisal.

As someone who is not experienced in the real estate market (so this is just my opinion), I was thinking the same thing. The house is very cute, beautiful yard. However, the price seemed a bit high to me.

I gave you all the info a real estate agent is going to use...since I am one

I would price the house at $275k.

The issue is the comp sales in the area don't support the price and the person buying the house isn't going to be able to get a mortgage for that amount

Your house might be nicer then your neighbors but they are listed almost $100k less then you and that's huge in this price range

Unfortunately updates don't directly add value dollar for dollar

An extension and a double lot may raise your value SOME but not 100K...You may want to FM -Lisa- she is an appraiser and can give you an idea of what the banks would approve as far as value for those upgrades and features.

I think the biggest issue with your hous eis that its a 2 BD...That doesn't mean it can't sell but I would declutter as much as possible.

The curtains in the kitchen are detracting from the room IMO. Try and get something less busy or remove them all together. I might change out the shower curtain in the bathroom to something more neutral.

Your yard is gorgeous-I might invest in some nice patio furniture especially since we are entering summer-maybe you'll get a single guy or someone looking to have a great outdoor space...here's an idea:

Jaclyn Smith has an outdoor living collection at Kmart and Sears which I thought was pretty nice. Also Walmart may have some cute stuff...best part is you take it with you.

Lastly I would clean up and declutter your basement. You want to use it as a selling feature, right now it is showing as a place you throw all the stuff you don't have rom for upstairs.

Ye syes yes, I know we are decluttering day by day., moving stuff to the new house as its renovated...we want to empty the basement completely...thanks though...we just listed and its hard to do all this with my lil rugrat!!!

Ugh I know how it is. Luckily in my house we have an upstairs storage area plus attic so we constantly rotate toys out and sell on CL often.Chat Icon

funny thing, we were going to ask our REA to see your house. BUT it was only 2brs, and priced A LOT higher than nearby 3-4 brs. Our REA advised against it, due to price and what else was out there.
