staring to panic... finding a renter
DH and I just bought a house and are closing next week We are planning to live in our apt until rennovations are completed late June and then we will try to rent it out.
I am starting to FREAK OUT that we will not be able to find a renter. Any suggestions on how to go about renting my apt? The thought of supporting two mortgages is beginning to give me an anxiety attack!
If anyone is interested / knows of anyone who would be interested in 1 bedroom apt in RVC please let me know!

Re: staring to panic... finding a renter
Do you have the rental listed? I assume it's a co-op, since you said you own? As long as your co-op rules allow you to rent the apartment out, there is no reason not to list it.
The tenant pays the broker's fee, so it won't cost you anything. The agent who lists it for you on MLS (and other sites) can do the work for you of screening the tenant, running credit, etc.
Let me know if I can help! I am based on the south shore of Nassau and handle rental listings.
I can also give you a single property website for your rental listing. Here is an example from one of my current rental listings:

Re: staring to panic... finding a renter
Hey Rachel - I have a friend looking for an apartment - do you have any pics or anything? How much rent are you looking to get? FM me - my girlfriend is getting married in July, so I think the timing might work out for her. I know they have been looking. Some renters avoid listings that have broker fees, just FYI, something to consider! DH and I are renting a co-op right now and the application process was brutal - basically the same as if we were buying, the broker's fee was almost enough to break our back, but we didn't have many other options!

Re: staring to panic... finding a renter
Thanks for the advice.
Yes, we live in a co-op and are allowed to sublet the apt (we'd need to pay an annual fee). We haven't listed the apartment yet, becasue we are concerned that many renters do not want to pay brokers fees, if we do not find a renter through word-of-mouth in the next two weeks will will ultimately go this route.
Carla- I just sent you a link to my picassa album with pics of the apartment.

As long as its priced right for the location and size I don't think you should have a problem!

Re: staring to panic... finding a renter
If it's with a coop check with your board. I know my coop board requires all subletters to be approved by them plus they do a home inspection...that takes time so you may want to double check. Good luck

Our co-op does something similar. our next door neighbors just subletted their apt and DH is on the board so we were able to see first hand the entire process which is so helpful!
Its crazy all of the tings you have to go through just to have someone move in AFTER going through the gruelling process of actually finding a tenant!
