Sprinkler Not Working at House closing

We're closing on a house in the next 3 weeks. The house has a sprinkler system but up until now it hasnt been tested so we're not sure if it works. They said if it didnt work at closing (maybe they didnt flush the system) when we test everything, we'll get a credit. Does anyone know how much we should ask for? i dont know much about sprinklers but theres a head on the front lawn, 2 in the backyard and 2 on each side with a detector on the front roof for automatic sprinkling. I know we'll have to come up with a number quick so I thought Id get opinions ahead of time. Thanks!

I don't know the exact prices for sprinkler systems based on your property size, but I would ask for the price of a total replacement. What if you find out none of it works? I just tend to think of the worst case scenario in these situations. Good luck! Chat Icon

I would think your attorney will probably give you a number, when we bought our house we closed in Dec, found out recently IGS don't work Chat Icon

It is time to turn the sprinklers on. Tell your Attorney to e-mail the sellers attorney to turn on the sprinklers. The sellers are responsible for maintaining the property as well. Check the system on your walk thru to make sure all zones are operating correctly.
If they are not, you have a choice to negotiate the cost of repair or replacement, or have the seller put an amount in escrow.
