Sorry another ? Do inspectors guarantee their work?
I am just wondering if the companies really do this. Is it true?!?!?

no. they have long statments that state that. you usually sign something (or at least i think we did) that states there is no "guarantee" I don't think they would be able to stay in business if they did
ETA: here's what mine states:
NOT A WARRANTY THE SERVICES PERFORMED, THE AGREEMENT, AND THE REPORT DO NOT CONSTITUTE A WARRANTY, AN INSURANCE POLICY, OR A GUARANTEE OF ANY KIND; NOR DO THEY SUBSTITUTE FOR ANY DISCLOSURE STATEMENT AS MAY BE REQUIRED BY LAW. There are no warranties made against roof leaks, wet basements, or mechanical breakdowns. The report is NOT a listing of repairs that need to be made. Therefore, you agree NOT to hold us responsible for future failure and repair, THIS REPORT IS FOR THE EXCLUSIVE USE OF OUR CLIENT AS NAMED IN THE INSPECTION AGREEMENT. This is why you need an actual Engineer! We used a home inspector and found out the week we moved in that we had $52,000 worth of structural defects in our home that he totally missed! We tried to sue and after spending $5,000 in legal fees were told that we would probably win on PAPER but we would never be able to collect. The upstairs of our home was sinking into the downstairs in the middle by 4 inches. It was something that should have been picked up EASILY. I am the one who actually realized something was wrong.

nope.
And when we buy another house, we'll definitely be getting an engineer instead of a home inspector.
Our home inspector missed so many things, it's crazy. Leaky roof (more than one spot), termites, carpenter ants and so much more

i recently had a verbal engineer inspection. and they said they never heard of a "verbal" but i knew there was nothing wrong with the house. he warned me that nothing is written or guaranteed without the report.
he also said that alot of companies aren't getting their certifications b/c more schooling needs to be done and so, they give verbals, not written reports.
so word to the wise... make sure your engineer has a license! and, it's updated.

Engineers don't guarantee their work either. If you read the very fine print, they will say something like "if we can't see it, we can't guarantee it".
And let's face it, if they missed something it's probably due to the fact that they didn't see it.

Just wanted to add that it was totally visible! As a matter of fact, the previous owner must have had it looked into because there were holes cut in the walls in the utility room, and garage in the EXACT spots that the Engineer needed to look at. Also the kitchen floor had a 4 inch slant. The PE said that it was NOT a hidden issue and that is why the lawyer said that we could win. The PE also said that he would have been liable if he had done the original inspection.
