So frustrated!

I'm going through a divorce. DS is 2 and I am taking the dog who is about 55 lbs. I am staying with my parents for now, but I've been looking at apartments to prepare myself for a move into my own place. I need a 2 bedroom 1 bath that allows dogs. I'm felxible with renting an apt attached to a home or renting in a complex. But, there is almost nothing out there under $1300. For just a little more per month, I could buy a piece of property! My house is up for sale, but STBX is living in it. Kills me to go from a house, to a small apartment, but I gotta do what I gotta do. I am just so frustrated with the market.

I know the feeling. I rented for years when my son was little and I was a single mom. I rented a large one bedroom when my son was really small, it wasn't ideal but I could afford it & was much nicer than 2BR I found at that time.
Now I am a landlord and I have to tell you that its very hard to find reliable tenants and most LLs will be somewhat flexible so if you find a unit in a house that doesn't want pets, you should still ask because a mom & a child only have one car, your son cannot possibly use as much water or electric as a second adult or two adults & a child. LL's might allow you to have a pet.

Also speaking from experience, if you find something slightly above your price range-ask if they are negotiable. Recently we had a unit that was sitting empty so we lowered our rent for a good tenant that came along.

There are some sites that find apts for people with pets.. don't know about the price ranges though. I googled & found this one:

Sorry you are so frustrated. I don't know what area you are looking in, but feel free to FM me if you want some information.

My real estate office often has rentals that we keep as "exclusives," i.e. don't put out on MLS. I'd be glad to help, assuming that you are not trying to avoid a broker's fee (in my area, usually one month's rent). That may be a good option.

Also, is your $1300 ceiling inclusive of all utilities? If not, then you could really look up to the $1600 price range if you don't need to pay for electricity, heat, and water on top of the rent. In my area of Nassau, most 2 bedrooms are priced in the $1400-$1700 range, but many include all utilities. Unfortunatley, it's a hot rental market, and landlords are getting a LOT of rent, even for tiny spaces.

I agree with the previous poster about the pet issue. Many landlords automatically say no pets on their listing, but are actually negotiable if the tenant is financially qualified. Or sometimes they will just ask for an additional pet fee above and beyond the security deposit. There's more flexibiility when renting out part of a home versus a building, and those are usually the less expensive apartments anyway.
