Smithtown residents....need help

So tell me where are the good areas within Smithtown to be looking to buy. My DH took a drive out today to look at some towns (not Smithtown) but Smithtown in next on our list.

I live in Smithtown and the whole town is really nice. North of 25a is quieter and more off the beaten path, south of 25a is closer to shopping, Main Rds and parkways, but just as nice residentially. My two favorite areas are north of Edgewood or east of North Country Rd, closer to St James. Oddly enough, I dont live in either of those areas, but I live on the border of nesconset, south of 347, but we chose this area bc its not so off the beaten path and that was a huge consideration in our commute time, so we werent spending 20 minutes just getting to a parkway.

The only area we werent really crazy about was south of 347 near terry road. The houses just seemed closer together and the neighborhood more industrial. but in all honesty I would have bought a house we saw there if DH liked it!

We live north of 25 and I love being near everything. We are minutes from sunken meadow park, shopping, parkways, beaches, parks etc.

Overall I dont think there are really any parts of Smithtown I would say "oh dont look there" its a pretty good town!!!

We are south of 347 at Terry and its not industrial at all????? There are some offices on Terry when you first cross over 347 but thats about it? While I agree, its definitely not as secluded as north of 25A Smithtown, its not industrial at all.

The homes are closer together, thats definitely true.

We only looked (and bought) in one area of smithtown. We had a specific list of must haves... 4+ bedrooms, 2 car garage, basement, around 1 acre of property. We are north of 25 near sweetbriar nature center. I absolutely love it here.

You should be aware of the high water table area in the Village of the Branch. That has a map of where the issues are, but generally, we found water pumps in the basements of houses sandwiched between Route 112, 25, Terry Road, and 347. Which isn't to say that they're all terrible, but it was something we didn't want to deal with as first-time homeowners.

We only intended on looking in Smithtown but when driving around one day, came across St. James. This is where we live now, we love our neighborhood. It's still in Smithtown SD also.

The Landing is beautiful, but most of it was out of our price range.

We are right off Brooksite Drive

It is mostly lots of dead ends with large property and very woodsy.

It was exactly what we were looking for.

I don't think there are and "bad" areas, just some are more secluded than others.

I'm in Nesconset. I like it bc it's not too far from the expressway. St. James is really nice, but it's a little far from the parkways if you have to commute. I agree with the other girls-there's not really an area I'd say to stay away from.

We are in Smithtown in the Forestwood Development off Brooksite Dr, just south of 25. I love being close to town, just just far enough that you don't hear all the traffic from the highway. I LOVE our neighborhood, pretty much every house is on about a half acre.

But like previous posters said, I don't really think there are any areas that are "bad", some just more secluded than others so it really depends on what you are looking for. We have friends off Maple Ave, and there neighborhood is good as well.

I grew up in Smithtown and now live right on the border between Smithtown and Hauppauge.

I lived near Maple Ave and Brook Lane. It is really a nice area. Some blocks have side walks, our house didn't. It's just a short walk to the park or the pond on Maple Ave. It's easy access to the express way and parkway. Not too far from town or to get to the train station.

Off of Brooksite drive, you live in Smithtown, but pay Hauppauge School Taxes if you live on the West side. So that might be an incentive.

The further North you go (ex up landing ave) the roads get a little more windy. Cell phone reception gets worse. Houses are more expensive, higher taxes (in my opinion) longer steeper driveways (think snow removal)

Terry Road area, houses are generally smaller and closer together. This area might also have higher water tables too.

I love all of Smithtown for different reasons - IL's live over by Garden Grill (just north of it) north of 25A and heading up toward Wick's Farm. It's such a pretty area.

In general, I've always just loved St. James - it is such a pretty area and the houses have a lot of charm. I like the little Main St area (Lake Avenue) with shops and such. They have a cute, little King Kullen and everyone seems to know everyone else - I live pretty close to it although it's considered Smithtown I shop at that King Kullen.

My wedding photog lives up in Head of the Harbor which is near Flowerfield where I got married and is just a beautiful area.

IL's also looked off of Edgewood over by a small vineyard which had some drop dead gorgeous houses.

We have friends that live off 347 in Hidden Ponds Townhomes which are very pretty and really in a nice location for convenience and commuting.

My parents live in, and I grew up in, Nesconset off of 347 about five minutes from Smithaven Mall -- they are somewhat near Browns Rd Park, Gibbs Pond Park, and Nesconset Fire Dept which I love growing up - being near the parks.

My sister has a townhome in Nesconset now which is over off Smithtown Blvd and really easy to get to the LIE which she uses to get to work.

And we just bought our first home in Smithtown -- we are nestled in between 347 and Middle Country Rd -- so, north of 347, just south of Middle Country -- very close to Main St in Smithtown in a gated Condo Community. It is great because we are close to everything and our families. The school district was so important for me -- our kids will go to Branchbrook Elementary if we stay in this particular section! HTH!
