Does the seller usually sign the contract before the buyer or after?

after. the buyer signs, sends the contract over and then the seller approves.

The contract is drawn up, the buyer signs it makes sure everything is there that was agreed on and then it's sent to the seller to sign to finalize.

after - the buyer is the one who initiates the contract, presents it to the seller - they agree/decline and counter/don't counter. Then the buyer goes back again with signed contract and if all is agreeable the seller would then sign off.
