Sellers, did you "stage" your home?
I know the basics like decluttering and removing personal things, especially pictures.
Any other tips for a quick, relatively painless sale?
Did you set the table?
Will people open the kitchen cabinets? Do I need to tidy them up?
Fresh flowers in a vase - yay or nay?

I just kept the house very nice and neat, which I always did, anyway. I had flowers, asked my realtor to turn on the gas fireplace and light the candles. Now, my parents are flipping a home, and the realtor encouraged them to stage it, which my mom wasn't really wild about. To be honest...I think if people want your house/the house, they want it...regardless. On the other hand, some people need help visualizing things, so staging to a certain degree can be beneficial, I would think. The people who bought my townhouse just loved how neat, fresh and clean it was...and it was updated just enough to sell it, not "overdone" so they didn't have to really change a thing. And yes, people I am sure did open my cabinets, which are also neat. Make sure the bathrooms/showers are really clean, too. Nothing worse than an icky shower.

apart from keeping it clean and decluttered, I would also make sure the windows are wiped clean (you want sunlight in and you don't want dirty spots attracting their attention), the cabinets are tidy, fresh flowers add a nice touch too, open some windows and let fresh air in, make sure there is nothing blocking any of the entryways, if you have pets, I would try and remove any feeding bowls or kitty litter boxes.

Non-icky shower, check!
Cleaning the windows is a great tip -- the insides are always clean, but I bet the outsides could use some sprucing up.

House was always spotless for showings and we did take out a piece of furniture or two to open up the rooms. Towels were always clean and folded nice in bathrooms, fireplace on in winter and flowers are nice. I don't think it is necesary to set the table.

yeah, I didn't set it... but I have gone to homes where the formal dining room is set w/china and I always think...nice touch! Oh, also...my cousin baked cookies for the OH recently at the flip house; she thought it was awesome but my dad teased her that it did not matter. "Everyone ate the damn cookies and still no offers!" People think the scent of baked goods is homey.

My formal dining room is all set with centerpiece, entire china setting, napkins, etc. I love it. I think it looks so nice.

I will totally stage my house if I sell my house.
I will remove half of my belongings when I plan on selling my house and put it in storage. They usually say remove 1/2 of your furniture. The house has to look bigger and most people have too much furniture in the first place.
People don't want clutter, they will open closets, etc...
Make sure your closets are not full. You want to show you still have some space. Otherwise they will think they won't have enough space.
Clean clean clean. People will open the shower curtain and look at the bath tub.

As a buyer, we look in the showers to see if they are clean, we look in cabinets, look in the stove (so make sure it is clean) we open closet doors to see if there is enough space for our things.
If you have overfilled closets, take out of season clothing and put it away somewhere. I've seen some overstuffed closets.
Clean, clean, clean!

Yeah, I just "rented" a storage space (friend's basement ) for keeping a few pieces of extra furniture and random other things.
