seeing a house with REA - not seller's
so if I drop my REA who is selling our house, am I obligated to go through with the purchase of our next house, since she showed it to us? I don't think we ever signed a Buyer's Agent contract - just for selling.

so wait...shes' selling your house and she showed you a house that you are currently looking to buy? how far along are you in the buying process? most REA's consider that they are due their commission if they bring together "the meeting of the minds" so since she was the one who made it happen, then yes you should follow through with her. REA's get a bad rep but most will look out for each other because they wouldnt want it done to them. did she ever have you sign an agency agreement disclosing how she would be representing that particular home?
if you decide you dont want to buy that house, you are free to use any other agent that you want.

I don't know how it works if you didn't sign anything, but all a REA has to do is tell you about a house, and I believe its theirs ONLY to sell to you (if you did sign an agreement).
Either way It's really bad practice to see or hear about a house with a REA and then not buy it through them, agreement or not.

I actually found the house and tried to contact the selling agent, who stood us up twice. So then I asked our selling agent to get us in. It sounds like we are obligated to use her to buy it.
How do I convince my DH of that. He is mad at our REA (I still like her, but do agree that we need a new selling agent). He thinks that we can do whatever we want. Could we go straight to the seller's REA to bypass it?

i'm not an REA and i don't know much about the process but it doesn't sound like she found the house for you - just used her name to get you in.
at this point it doesn't really affect you if she gets the commission or not. and since the seller's agent is now aware that she is the one who got you in the house her name will probably be on the papers anyway and she'll get the commission whether or not you okay it.
but like i said, i'm not an REA and i could just be talking out of my azz
