Rental Agreement
BIL is moving in with a room mate on Aug 1 to rent the upstairs of our cape.
I'm not 100% crazy about this idea but since I am out of work for a bit the rental income is going to help us big time.
I want to do a signed agreement. What are some things you would put in there to protect yourself?

amount of rent $$$ date due acceptable form of payment (cash or check?) terms of lease (month to month or yearly?) any security deposit (if you're taking one) who is responsible for any damages any "rules" (ie: what time loud music should stopat night/start in the morning) that's all I can think of right now
maybe take pictures before they move in too

Also if you will charge more for AC during summer months -- especially since he'll be upstairs..
My ll's charge us 25/month more per AC.
