Re: realistacally how much $$ is needed......
besides the 20% you also have to figure in costs for closing (which i have heard can be around 15k, i am not sure b/c i have been waiting to close on a house for months now).. plus there was an appraisal fee and inspection fee, and then the payment for the insurance on the house..some policies may require the first years premium paid up front. i am sure there are other things i'm missing but yeah it sucks

Re: realistacally how much $$ is needed......
you can get an fha loan and put as little as 3.5% down - thats what we are doing. Our down payment is $9100 for a house that is $260k - then we need around another $20k for closing costs fees etc which we have. So don't worry there are ways...

Re: realistacally how much $$ is needed......
moving expenses - are you doing it yourself or hiring someone? 4,000 closing costs - 15,000 attorney - 1000 inspection - 500 taxes - ????
I would also want a buffer in case something goes wrong. When we closed out plumbing system went kaput the day we moved in. That was another couple of thousand....
Honestly, I would expect to have at least 100,000 if you are putting down 20%.

Re: realistacally how much $$ is needed......
Our home is $375
We are putting 30% down.
Then, in addition to that, we have $16,000 for closing.
Attorney: $900 (and he SUUCKS!!!! but I'm sure you could get one for that amount that is good)
Termite Guy: $80
Title: $500
Moving Company: $400 for us (we are moving about FIVE minutes away and we have a bedroom set and about 20 boxes along with one sectional - that's it). We are moving some of the breakable stuff ourselves so that is why it is rather low price-wise.
Homeowner's Insurance: $450 -- that was for a certain amount of months all in one. I forget how many. I think six.
I think that's about it - ugh!
(BTW, we'll only need 13 grand all said and done for the closing -- we were told that 16 was a big overestimate -- pray this is right lol!)

Re: realistacally how much $$ is needed......
Our house was just about that price and soup to nuts we laid out just about $85,000.
This includes 20% down payment, closing costs, 1 year insurance, inspection, lawyer...
Then on top of that, don't forget about paying the moving men, buying the extra furniture you'll need to fill up the bigger space, and the inevitable couple thousand for repairs that the owners stuck you with because they knew they were leaving and didn't bother to get the "little things" fixed.

Re: realistacally how much $$ is needed......
I'm doing a VA loan, so no money down, but my closing costs are about 25k...(that was the high estimate, praying that it is lower)
