real estate????

Does anyone know why someone would list their place with two numbers?? For example: 264,000-274,000

does this mean you can not negotiate unless it's between those two numbers?

You can always negotiate. We had a rea who wanted us to do this. her reasoning was that it could spark a bidding war opening it up to a lower bracket.

I think it's more common in sellers' markets.

They do it to manipulate the search. They really want to list it at 274 but they want the house to appear in searches of less then say 265.

2 Reasons:

1. It's a compromise between the seller (who wanted a higher price) and the listing agent (who wanted a lower price). As previous posters have said, doing the range will make the home show up in a lower price bracket -- if the range is $299K to $329K, it will show up in the searches of those buyers who are looking up to $300K. (But of course, who is going to offer $329K when they see the homeowner is willing to consider $299K??? It's silly.)

2. It's also a way, in theory, to discourage lowball offers. It's a way of saying, "we will entertain/negotiate offers in this range," but don't bring a low-ball offer. But as others have said, of course a buyer is free ot make whatever offer they want to make, even if it's outside of the stated range.

Personally, I am not a fan of "the range" strategy and I don't do it on my listings. But to each his own!
