Question about renovations
We’re looking to do a large remodel of our home.
Does anyone know if there’s a financial benefit of doing all the work at once vs splitting it into two (still large) jobs?
Basically it would be we either wait and rip our house down to the studs and rebuild all at once, or do an upstairs dormer leaving the first floor alone, and then redo the entire first floor at once, bumping out the back and adding a bit more to the upstairs

Easier to do at once especially if you want to bump out the downstairs - you would want all of your exterior to match. In addition when doing the upstairs they make a mess everywhere might as well suffer once and get it done if you can. ghrio

All at once, especially if when you need to deal with permits. Get an architect to do everything start to finish.

So if we do it all at once, we would have to wait longer-within 5 years though. However, we’re not sure our roof will last that long.

I would do it in phases. We did a large reno and they did it all at once, and it was really hard. There was no where to "live". We were eating every meal in our bedroom. No bueno. Not sure of the financial benefits...sorry.

Question about renovations
The only benefit I can think of is being able to live within the home if yo do one floor at a time. If the entire reno is going on at once, I would think you may have to find someplace to stay temporarily.

That sounds massive and it does not sound like your house would be livable while you did either part of that project. Are you willing to move out of our house for months or longer? Construction is messy!
So my vote is to do it all at once.

Thanks everyone. I just didn’t know if financially it made a difference-like doing it all at once would cost $300k, but breaking it up would cost $175 and 175, or if it would be like 150 and 150.
If we split it, we would likely stay in the house, whereas if we did it all at once we would move in with my in laws for a few months.

If you split it up, you may not want to do the second part! Renovations are a nightmare 100% of the time! But from a financial perspective it seems to me that it would be less expensive if you did it all together at the same time.

Renovations are a nightmare and always go over budget. If you do it in phases you might not want to do phase 2. I would think it might cost more to do it in 2 phases. If you do it all at once, more supplies can be purchased in bulk with less delivery costs

I think that estimate is pretty accurate. I took "a few" months as maybe 3 or 4.

It's likely you would get a better price for doing everything at once than in 2 piece, but it would likely be minimal. But, if you split it over several years, it would cost more in the long run since prices go up.
But if you can't afford to do it all now, then it's a moot point.
