Question about a mortgage approval amount

Maybe someone can help me. Let's say someone was originally pre approved X amount based on what their salary was at that time.
Fast forward about 3mths later. this person gets a significant raise, doubling their salary. they want to know if they can be pre approved now for more money, seeing that the first amount was not much at ALL.
Are they able to give him an increase right away? Does he have to show that amount for a certain amount of time? He's been at this job for almost 13yrs if that matters.

Re: Question about a mortgage approval amount

I think approvals expire after 90 days anyway, so you can just ask for a new one.

No it shouldn't matter, usually they ask for 2 months worth of pay stubs anyway.

I received a raise several months ago and my mortgage is based on my new salary.

Re: Question about a mortgage approval amount

Yes, you will be pre-approved for more money regardless of how long you have been working there. You will just need to show a pay stub.

My BF was pre-approved for a mortgage making X at one job. He took another job making over $20K more per year and asked for a new pre-approval based on his new salary. He was pre-approved for significantly more.

Re: Question about a mortgage approval amount

A pre-approval just shows what a bank could lend you, doesn't mean they will give you that amount. If you know you can afford a higher priced home then start looking at those.
