Is it too late to back out? We signed contracts months ago...we c close next week. Having second thoughts on selling. Can we back out or iisit too lateko

Have you received your approval on your mortgage (if you are getting one)?

The reason I ask is that someone at my job found a way to get his approval denied to back out of a deal.

No..i dont want to sell my house now. I want to back out of that and tell the buyers i dont want to sell.

you should probably speak with your lawyer about that

i'm sure you could back out, i just don't know what fees (if any) would be involved

I know....pretty crappy thing to do. I guess i didnt think of it on their end. They have been so good and patient with all our permits. Im just a mess nowChat Icon

Well you must have a pretty good reason to want to withdraw, but to be honest, as a buyer I'd be devastated. They're packed, ready to go, and don't have another living situation lined up.

Definitely talk to a lawyer, but breaking a contract is not supposed to be easy, so be prepared for the worst Chat Icon Chat Icon Chat Icon

I would assume there would be massive consequences to you breaking the contract 1 week before closing.

Sorry I mis-read. I have no clue what the penalties could be. But if I was the buyer I would be livid. In our case we would have sold our house and been left with no where to live with 3 kids in tow. I couldn't imagine.

Do u have another house? Wouldn't you need to break that contract as well?

We did purchase a short sale. Our realtor told us we got the house, but our lawyer never received the official paperwork, and it is past the 90milk days so technically we could get our deposit back. We did fight so hard to get this. We are moved in and renting just till we get official word.
We had to get a lot of permits for old house.
I love this new house. It is huge...maybe too big. But the price was good.
I guess when i went back to my old house to pick up stuff i lost it. I know in time it will get better. But i just feel like i took my dhhard work away from him. Our mortgage would have been paid off in 4
a more years and we either would have purchased a condo down south or a bigger boat.
I like my little house. I like that i can keep a better eye on my kids especially chris, be cause he has autism.
Thanks gor letting me vent. I hope i am not being a selfish person for thinking this.

They can take legal action against you including forcing you to sell the house.

Most likely you will owe them money. You will need to talk to your REA/lawyer.



Do you think it's a case of the cold feet?

Why did you decide to move in the first place?

Try to remember all those reasons. We all get all melancholic about memories. But memories alone is not enough to stop the sale of a house if you wanted to move out there was a reason.

We wanted to move last year. Then through the process, we realized it was not what we wanted. I wanted a 1 acre FLAT land. I could not find it Then started to settle for smaller properties. We did put an offer on a house. But it did not work out. Then I realized what a mistake we were making. Our house will be paid for by the time we retire. We can buy another condo/townhouse in FL.

But we did found a house we wanted. So it had worked out, I would have been happy.

Now, I am kind of happy it did not work out.

We will be putting an addition on our house.
