OK, next question - which RE would you go with?
I'm torn between 2.
Candidate A: 1/ She sold us this house which I think is great b/c she knows where it started and what we've done to it. 2/ She's a really sweet woman - we really liked dealing with her. 3/ Commission would be .5% less b/c we're return customers (although some say this isn't good b/c other realtors won't want to split a 3.5% commission) 4/ She was just hired to sell the house across the street which is the blown up version of our house 5/ We met with her first when we we're considering listing back in December - so I feel bad going with someone else
Candidate B: 1/ Very active in the community - lives around the corner, seems to know everyone around here and a lot of the sales in my neighborhood are internal (either moving within the neighbor or children of families that grew up here) 2/ I like how she conducts an open house (kind of) - she puts a sign on the door and lets one group in at a time - so she's with them the whole time answering questions 3/ she seems like more of a shark than candidate A and has been more on me since we met 4/ she could potentially have a few houses we're interested in which could help us on the flip side (she called recently to say she's getting a few listings)
Thoughts?? I had decided on Candidate B, but now I'm going back and forth.
ETS: A is with a so-so realty group. B is with a Century 21.

If you are putting the house on MLS any agent can sell. You might be able to negotiate the listing commission on agent B if you agree to buy though her. Good Luck, hopefully your house will sell itself.

Business is business...I think Candidate B seems more like what you are looking for...

I'm more on this page. I hate to be like that - but like I said, she's more of a shark and seems to be well connected in the neighborhood.
B did offer to match any commission rate but explained it might deter other realtors from selling my property if it's less than 2% for them - not sure if this is B.S.

When you think about it .5% is only $2000 for a $400K house and $2500 for 500K
not enough to change a decision.
one thing about the one group at a time...I went to an open house like that and while I see the point...I hated waiting on the porch and was about to walk away. The REA let me in and the other couple in there was just a neighborhood couple who was walking by with no intent on buying - but I (an almost ready buyer) was ready to walk away.
