% offer on a house

What % is acceptable to offer on a home without insulting the homeowner? I just want to know what a reasonable start point is for an offer (before counteroffers, etc)

There is not %. For us it was different with every house depending on the amount of work to be done and the comps in the area and how we thought the house was priced.

One house had multiple offers so we put above asking and it was still going to be a great deal. Another we went crazy low cause we thought the house was overpriced and needed a ton of work.

*most* homes are priced accordingly these days with the market the way it is so offering a percent less then asking price is hard

your best bet is to run recently sold homes in the area where you are looking on mlsli.com and base your price on that. (you can actually type in the street address, and see all the recent home sales)

use propertyshark.com to see some comp sales in the area... you'll get a better idea than using a %... and then take into acct the condition of the house and adjust the price point higher or lower or keep the same if avg...

it depends on too many factors for us to give you a %.... i can def tell you though that my seller priced a little high so we started out at 35k lower than asking and dont be surprised by the counter... our seller countered only 2k lower than asking!!!! We like to think it was a slap in the face for another slap in the face, but the seller played the game and agreed to a firm price we set forth... its a buyers market... use that to your advantage!!!!

my uncle (REA - owns a coldwell banker) says "in this economy, if your first offer doesnt make them laugh at you, you've offered too much"

I have to say (as a seller), sellers don't have many opportunities to be insulted. (and this is coming from someone who was insulted when selling in 2005 - but we had multiple offers...so we could tell him to forget it.


Unless you are offering 50 - 100K below recent comps (NOT listing prices), offer what you feel is fair.
