New flooring...
approximately how much would it be to put down all new hardwood flooring?....roughly 1,300 sf

I think that it's about $2.00 - $2.50 a sqaure foot so I would say about $3k. If you want a good floor person FM me for details! I just got all of the wood floors in our whole house redone.

it is more then that when you factor in the installation you are looking at around $7-$8 a sq ft and thats just for a descent floor not top of the line wood

We installed real oak wood flooring in my livingroom.
It was 225 sq. feet, irregularly shaped around the fireplace and he had to put down a moisture barrier and crazy me wanted 5 coats of poly.
I'll look up what we paid, but if your room is regularly shaped and you don't need a moisture barrier (not on a slab) yours will be cheaper.
OK, we paid $1800 cash for the following:
Installl subfloor
Install #2 White Oak 225 sq feet
Finish natural with 5 coats of Moisturecure Poly. That's why they couldn't do it in two days because I wanted the extra coats.
Install a reducer at entrance to hall.
Works out to be $8 a square foot but remember we got extra work done and he also uses a poly most guys won't.
We got A LOT of quotes as we were refinishing all of the floors in the house and installing this one. This guy was BY FAR the best price and did excellent work.
A few companies didn't want to install real oak on a moisture barrier and a few others, I could tell, wouldn't take the time to make the intricate irregular cuts around the natural stone.

Really? we got new floors and our old floors refinished at the same time so I don't really recall the break out. I had no idea that the new floors were that much of the qoute!!!! Maybe i should read things more carefully!

maybe i should have been a little more specific...
i'm not talking floor refinishing, i'm talking all NEW flooring.....
- ripping up all existing hardwood
- putting down a new, THICKER, subfloor
- then laying down all new hardwood
the issue i have with our floors now, (as beautiful as they may look) - is that the subfloor leaves alot to be desired...back when the house was built (late 60's) they used nails to secure the flooring, as opposed to screws...so now, the floor 'gives' - and creaks alot....i hate it! i don't want to hear everystep someone takes when theyre walking down the hallway!

ETA: You may be able to reuse at least some of your old hardwood. It's not the problem with the hardwood it was the way it was installed and the base flooring.

My Dad and Grandfather were both master finish carpenters (Dad left when I was born). Detailed finish work is in my DNA. I could tell you about the flooring and molding in every room I've ever been in. At my cousin's wedding all I did was stare at the mantle to try to figure out how they layered which pieces of stock molding to get such a custom look, while every other woman my age was worried about her lipstick... I am my father's daughter...lol.
I know every inch of my house like a heart surgeon knows alll of the veins, arteries, ventricles. Every imperfection and every detail. Luckily my contractors' son who did all of the woodwork is as detailed as I am. He knows I would notice if anything was off by a micrometer
You can't be crazier than me. Seriously, I think they can reuse at least 75% of your boards. the boards are not the problem it's the installation. They used nails and your house has settled over time, settling loosens up nails (I know because some of the rooms in my house they nailed the sheetrock... darn 1970's cheap a$$ construction... um, hello, the house settles and the nails pop out... I spent two whole weekends countersinking them, spckling, and sanding over them), which loosens the boards, hence the creaking.
I'm 99% sure that's your problem... I think I'm channeling Grandpa H right now and he's really telling you this When you go for wuotes be suspicious of someone who wants to just rip it up and give you all new flooring... it's not the wood itself... oak is one of the hardest woods, hence that's why it's used for flooring... it's the installation.

Thanks. When you walk in its presence used to hit you... it takes up an entire wall and I'm sure many potential buyers passed on the house because of it. I was not loving the fireplace at first and when I first put an offer on the house I thought it was fake stone we could somewhat easily remove. Why? because the previous owners never did anything the right way. Well, I was wrong, and later found it's solid HUGE, THICK rocks. That baby ain't going anywhere If we get a hurricane, I'm hiding in the fireplace.
We did take off the oooozing looking 3-D grout , scrub the stone from years of cigarette smoking by the previous owner, restore the stone.
When we added the wood floor it further toned down the fireplace.
I wish I had a more traditional, mid wall, colonial, wood mantle fireplace but I have another in the den.
