Need Help On These Areas

Ok, with only a month left before we get a rolling with looking at properties we want to narrow ourselves down. Please tell me the plus/minus of each area. We like larger areas/school districts, what a middle class community, we're Irish and don't want to be consider a minority in an area, schools rep, COMMUTE to NYC via LIRR is very important. Thanks Ladies, you've been so helpful so far. Being born and raised in Smithtown I'm very familiar with all these areas but I also don't want my pre-concieved thoughts to rule out something.

West Babylon
Centerreach
Holbrook
Huntington Station
Lake Ronkonkoma
Ronkonkoma

Centerreach- not near any train station really

the Stony brook is far and takes so long to ge to the city- plus there is no where to park

I guess you could go to ronk- but that would be at least 10 to 15 minutes depending on traffice and where in centerreach you are

be careful with parts of Huntington Station...near the numbered streets as well as near the Railroad station. I used to work at several homeless shelters over there and there were drug deals going on daily and a young child was almost shot in front of the shelter. South Huntington is better as is the village of Huntington, but much more pricey!!!

Out of your list, West Babylon would be my choice. The rail line is good and the neighborhoods are nice.

Just be advised that you have to pay a monthly fee to park anywhere at Babylon railroad and I'm not sure about the other towns.

The parts of Huntington Sta that are 'good' IMO are very $$$
Stonybrook is the WORST commute to NYC
But from what I've heard from my coworkers Ronkonkoma isn't bad - They say it's a little over a hour on an express train -

WB is a pretty easy commute into the city. I commuted for school. If you can get an express train it's about 50 minutes into Penn. If you get a local it's about an hour and 5 minutes. It's been many years since I commuted so I may be a little off on how long! WB is an o.k. area. I would stay further south so it'll be easier to get to the train and I think it's nicer! Maybe you could see if you can find some homes in Babylon.

I live in Holbrook and take the train from the Ronkonkoma train station. I am about 3 mins from the station (if I time the lights correctly!!) Chat Icon Chat Icon

Its not a bad commute. I guess I have gotten used to it after 4 years of doing it.

I live in West Babylon. We have to pay to park at Babylon station because we are not "Village" residents. We can park for free at Wyndanch & Deer Park stations.

There are a TON of express trains out of Babylon though, so the commute to Penn can be anywhere from 45 minutes to 1 hr 15 minutes, depending what train you catch. Even on the way home there are a few express trains available. The monthly ticket w/ Metrocard costs me $305 through Mail & Ride.

The area is nice & the schools are pretty good.

looks like Ronkonkoma & Holbrook our best for us. That is what we thought be didn't want to rule out the other areas. Personally I didn't want Huntington Station and I don't know too much about the Babylons except N. Babylon to stay away from.

We love Ronkonkoma & Holbrook and either Connequot or Sachem schools is pretty good (even the prior post didn't turn me off because when you compare most school districts in Suffolk I would rank Connequot & Sachem in the middle, its not a Smithtown (which is great) but its not William Floyd (which isn't great based on my friends who teach there) either.

You ladies are so helpful. I'm familiar with the Ronkonkoma line. We both have been taking it for 3-4 years now out of Central Islip.

Don't be offended but I'm very familiar with North Babylon and would NOT want to live there. I used to work at in West Islip and had friends who lived in N. Babylon and lets just say I hated hanging out there at night. I was scared and the things I saw on public streets amazed me. I know every area has goods & bads but basically its the same high school so even if the good area kids are going to school with the bad area kids its not a good situation in my book. I am a little mixed about W. Babylon. If the commute isn't dropping then I don't see a reason to check it out.

I am not offended - everyone is entitled to their opinion. To be honest there are some areas of W Bab that I would not walk around at night in. I don't live in that area. I just think that N. Bab gets a bad rep sometimes. BTW, the W babylon & N Babylon school districts are pretty much neck & neck for the past several years.

Personally, I am all for private school no matter where on LI I live. But that is just meChat Icon

I guess if you did private school it wouldn't matter where you live persay but DH & I really feel for LI taxes I want to at least be able to use their schools. I agree though, if I were located in the Wyndanch school district I would send my kids to private/catholic school.

I grew up in North Babylon and went to the schools there and personally, there are other parts of LI that I would be afraid to walk in at night before NB.

I really dont understand why NB gets such a bad rap...Chat Icon

You might want to look into Greenlawn, Huntington (not just Hunt Sta.) and E. Northport.

Greenlawn goes to Harborfields, has a train station and is close to the Huntington train station as well (which is great with all the express trains!)

E. Northport is Northport/E. Npt schools, which are excellent.

we can't afford those areas. We can only afford under 3K which used to be impossible but now there are homes available in the areas I listed with 3 bedrooms, minimal work (ie decorating). I agree though Northport is beautiful. If I could afford it I would stay in the Smithtown/Commack/Hauppauge/Kings Park/Northport area, but I don't consider those starter communities either.

I don't either. And I agree that there are much worse neighborhoods. The part that borders Wyndanch is not always great, but the school has actually received quite a few awards in the past couple of years. Actually I think they are on the list of the top 100 schools for music in the US.

I personally do not like ANY public school. I think they keep a lot of cr@p quiet to keep ratings up. Speaking from personal experience with the school I went to. It is very highly rated, but if people only knew what really went on their...it would make your hair stand on end. JMHO, nothing in particular about W Bab or N Bab.

I grew up in Lake Ronkonkoma/ Centereach- not a bad drive from The LIRR. I went to Middle Country Schools.
North Centereach is closer to LIRR than areas around the high school- check out there. My parents live on the alphabet Aves- Ave A, B, C, etc- I thinkit's a great neighborhood- I would buy there in a second.

I think your best bet in the Ronkonkoma area, it has the large district you want & probably one of the best LIRR stations on LI. And you can get a nice house in your budget.

to be honest w/you... there was a time when I wouldn't have considered Ronk but now, I think I would rather live in some areas of Ronk than in Holbrook, which is where we were looking. Connetquot SD is EXCELLENT!

there are some parts of Ronk just n of the LIE (west of Lakeland/93) that are nice!

East of 110 and north of the tracks is a lovely area - but out of the OP's price range.

I also live in West Babylon (west babylon schools).

I love where I live. The houses are nicely taken care of and my neighbors are wonderful.

i've noticed that north babylon has changed over the past few years and its not for the better. DH and I looked into NB and WB and we obviously went with WB.
