Nassau County Assesed Value- I ask this every year i think!

Ok, can someone please tell me the significance of the Notice of Tentative Assessed value for 2011 we received from Nassau County Department of Assessment.
The Full Markey Value
Is it accurate? High? Low? Are taxes based on it?

your taxes are based off of your assessed value.

It *should* be fairly representative of the market value.

I don't find it represents market value at all...it is too low IMO.

In our town it is very low. I know people who have a house almost exactly like ours, that paid about $150,000 K more than the assessed value. Another friend recently refinanced her mortgage and had a property assessment that came in much higher than the county figure. So no, for us it is not representative of the total value at all.

Not complaining though!
