yep and now I am going to be giving up if this foreclosure does not happen and it hits 6% because i hope to have it drop again in the winter months before it climbs up again.

It's scary. We locked in a rate for our mortgage that is below 4.5% but the selller isn't sure that he can close by the day the rate expires. We are considering paying about $400 just to float the rate 1 additional week because the rates have already gone up so much. Aggggh! I'm so mad at the seller - his house was on the market for months, he wanted a quick close which we could do (about 25 days) and now he's not ready!!

Oh my gosh that stinks. In my opinion the $400 will be well spent if you can keep that rate!

Although rates have gone up a bit in the recent weeks we have to remember that they are still low from what we have seen prior to this big drop.
You can't freak out over a 5.5% interest rate, that is still a great rate.

We just refinanced at 4.5, when we closed in March 08' our rate was 6.375, so 5.5 is still pretty good.

i know that 5.5 - 6 is still good - but with a 4.5 - 5 rate we could look at homes that were priced a little higher....so that is a bummer

Yeah - we were looking to refinance but, since they are up, it isn't worth it based on what our original rate is unfortunately.
ETA - but, as PPs have stated - it's still prettty low.

I happened to look last night at Wells Fargo and conven was 5.875 with a point.....FHA was at 6 with a point!
I thank my lucky stars we locked in and bought at the right time!

Thats actually not a good thing. I hope they remain low but not drop lower--it means alot more than low rates if prices drop even more. It means our economy is not recovering
