The Finance page on yahoo shows the following as the avg rates
Today’s Average Mortgage Rates
Loan Type Rate APR
30-yr Fixed 5.78% 5.97%
15-yr Fixed 5.49% 5.77%
5/1 ARM 5.53% 6.92%
Is 6.25% really a good rate on LI ? I don't know because I haven't shopped around w/any banks or brokers but I'm wondering if I should plan on my LI mortgage being apprxomiately 1/4% higher than the national average.

My broker said they are going up. A few weeks ago I was quoted 6.375 but I wasn't ready to lock. When I was ready to lock (last week) it was 6.5.
You can track rates by using the 10-year note.
If I were you, I'd lock ASAP. He said that the rates have jumped the fastest he's seen in years.

6.5% is very high, imo. I was quoted 6.125% yesterday.

my computer made a boo boo - sorry
the chart above it the 10 year for the past three months.
so while it increased a little, its no where near as high as it was.

rates are still at an all time low- they jumped alittle over the summer- but have come back down
have you spoken to any one else- it might be worth it to shop around alittle more
