MLS vs. real estate agent
I've been looking at homes on MLS for a while now. I feel like everything I look at , has something wrong/unusual about it. examples, busy road, near train, school, strange lay out etc.
We have yet to go to a REA I'm wondering if we go to an agent, will they have more inventory than what I am seeing on MLS??

I would use a rea.. oftentimes they have a heads up when a property is newly listed and the good ones always sell fast
also they will be able to help you look in other areas that might fit your needs that you didnt think of.
It doesnt cost you anything to go with one- so there really isnt a downside

Not every house is listed on MLS - some are exclusive through the realtors so i would make sure your at least checking the realtors websites if not contacting an agent.

My REA was useless except he gave us access through listingbook. I did all the work on what properties to see and monitoring what went on the market but listingbook alone made it worth it (and like PP says it's of no cost to you as long as you dont sign a buyers agreement).

the first realtor i dealt with was exactly like this, usless. then we met another realtor through a house we bid but lost on, she has been wonderful, she hand delivered our offers and always was available whenever we called her w/ questions, took us out in her car to see multiple houses a few times, now we are in contract on a house (i hope, as soon as the sellers sign) w/ her that she recommended. she's really good w/ the whole process, so yes i recommend a REA if you have a good one!!

Using a realtor really helps as long as you find the right one. It is no extra cost to you at all. They will be familiar with the houses where you are looking and can see the new listings before they are posted on MLS. Where are you looking? I have someone I can recommend.

I agree! we got listing book though our agent but since we never signed a sellers agreement with her it didnt cost us a thing, but she helped us get into houses and showed us around when we might have had probelems getting in touch with the listing agent. i felt a little bad for not signing a sellers agreement but still fell the way we went was the best!
