Looking for areas in Suffolk....
We may be putting our house on the market in the next year and we are considering moving to Suffolk if we sell. I LOVE Massapequa/Nassau Co., but don't think we will be able to afford it in a house of our own (we now own a 2-family with SIL, who is getting divorced).
I like to be well prepared and have my research done well ahead of time, so I need some help 
Here's our requirements:
-close to LIRR
-no further than 45 min to an hour past the Nassau/Suffolk border
-good school district
-decent homes for under $350K

What about West Islip? It meets all of your requirements and is really close to the Nassau/Suffolk border.

for 350k you can't get a ton of house in that many towns so how many beds/baths etc. do you need.
Are you willing to look at houses on a busier road or backup to things like railroads or power lines? sometimes you can get into a town you weren't thinking you could because of these less diserable things.

Not crazy about busier streets or powerlines because we have a 6 month old and are planning on #2 soon. We need 3 bedrooms, and would like 2 baths (or at least 1.5). But we are willing to go east a bit. DH commutes to the city so it has to be by LIRR and we don't want to add more than 45 minutes to the commute (an hour at most).

you can also look in babylon, bayshore (everyone has a different view on the SD)

I thought it said no more than 45 min past the Nassau Suffolk border?
I was going to suggest Ronkonkoma as well.

West Islip is a beautiful area but you won't get much for 350k and the taxes are just ridiculous. I lived there all my life growing up and watched my parents struggle. I couldn't afford it now. I recommend Holtsville. That's where I am now. Nice area, good schools. Also look into Holbrook, Ronkonkoma, and medford.

Check out East Islip and Islip Terrace. Great schools, close to Sunrise Hwy and Southern State, LIRR. Lots of lovely homes around 350K. We love it here in EI.
