Looking at a house tonight..what ?'s do i ask?
This is the first house we have looked at, we have never bought a house before and i have no idea what to ask....

Gas or electric
cesspool or sewer
what are the taxes
age of roof, heating/cooling system,boiler, window, appliances
what appliances, window treatments, built-ins are staying with the house
what is the school district
why the sellers are selling
when are they looking to close

If you like the house ask about the neighbors and the neighborhood. As you walk around the house, you'll see things that will spark questions. We walked around the houses with our broker and asked as we went along. We made sure to keep our opinions, especially if we liked the house, to ourselves. You don't necessarily want the sellers to know you really like the house bc then they'll know they have an edge when it comes to negotiating the selling price. Also, you may want to get an idea of how much they spend on utilities (if you like the house, if not, don't bother).
As you see more and more houses you'll have a better sense of both what to ask and what you are looking for. Have fun and good luck.
