lender for mortgage
who did everyone use? Trying to minimize closing costs and fees...I've done a lot of shopping around, but wanted to see who people go through?

We used Continental home loans and just closed last month (no issues!!). I believe it may have been sold to someone else though lol.

Yep, the always sell off the loans. Very common practice from what I was told.
I think mine has been sold 3 times already.

Compass is great! I know Chris Gonzalez and Suzanne Maisch over there. Compass is a mortgage broker.
If you are looking for a direct lender -- would also recommend Steve Simpson at U.S. Mortgage and Robert Bram at GFI. If you want their contact info, then feel free to send me FM.
I think sometimes you get lower rates and better fees with smaller operations, such as credit unions -- HOWEVER, they are often much slower at processing loans, and can be much more conservative about things like missing COs. A customer of mine recently had a very frustrating experience with NEFCU.
But as far as rates and fees, I think it's hard to generalize by lender or broker because a lot depends on your personal circumstances (financial qualifications, type of loan, etc.).

I used to work with Steve Simpson and he was always great. I also used to work with Robert Bram and he was very good also.

I did a good amount of shopping around and found that Wells Fargo gave us the best rate and the lowest fees.
When you compare banks, compare the fees that are titled "application fees", "underwriting fees" and "processing fees." Those are the ones that are set by the bank.
Transfer taxes, title insurance, government recording charges, etc. are not determined by the bank. However, each bank will ESTIMATE on the GFE what these fees are. When I bought my house I compared these fees from one GFE to another and now I realize it was a waste because in the end, it didnt' matter which bank I used because the bank doesn't set them.
