Inspection question

Inspection question

Our buyers just had the inspection done and they're requesting that we replace the heating and central AC systems OR give them a credit to replace them. Both systems are working just fine, but they're original (15 years old). Isn't this totally unreasonable? It's not like there's anything wrong with them. Their inspector wrote that they are near the end of their life so now they say we should replace them. We're still waiting to hear from our attorney. What do you think?

Re: Inspection question

Personally, I think it's BS and a bargaining agreement. JMO

Re: Inspection question

from what i understand, as long as it is functioning that can't really ask for it to be replaced/credit. the fact that the inspector gave an opinion that it may be near the end of its life is his opinion, but what were the reasons he thought it was, was it something that could be fixed, or was that just his general opinion?
i'll give an example, I had asked about this in the buying process because I was concerned about a buried oil tank, I wanted to know if i could ask for a credit just because it was old/possibly nearing the end of its life, but my inspector & realtor said as long as its functional you can't really ask for that. def speak to your lawyer, HTH!

Re: Inspection question

they're just putting out feelers to see what they can get from you. if anything, give them a credit for one but not both.

Re: Inspection question

thanks everyone! there's nothing wrong with either the heating or AC. i think it would be absurd to replace something that's working just because it "might" be nearing the end of it's life. our seller's disclosure stated the age of the systems so they knew the age when they signed the contracts. (in nj you sign contracts first and then get the inspection. there's a clause in the contract in case any defects are found, but like i said they are both fully functioning.)
