Inspection Fee?

How much did your inspection cost? And what did it include? (ex. termites? appliances? etc-- or is all of that normally included in an inspection?) Thanks

Ours was either $200 or $250 (i think) and it included a termite inspection.

I'm not sure what you mean by an appliance inspection. The only thing our inspector did regarding the appliances were turn the dishwasher on for a minute, along with the stove, CAC, and flushed all the toilets and ran all the sinks. I think that's pretty standard though.

we just had ours done last week..it was $500 but included alot. Our attorney is telling us that we need to have a separate termite inspection which is $80.00

The quote I just got was $545 & it included roof, walls, floors, foundation, termite, appliances, & they guarantee for a year if anything goes wrong w/ what they inspected they will replace it.

Did the one you did last week include termites? If so why do you need a seperate one ? Thanks

We paid $475 for ours (included termite inspection) and would HIGHLY recommend them -- Tony Sabatino from Sundance Home Inspections!

It did.. But he said the bank normally requires a seperate one from a pest specialist.

Yes, the bank will require a termite inspection, but many home inspectors are also certified to do a wood destroying insect inspection. If the inspector of your choice is not certified, then you need to have it done by a separate company/inspector.

In my experience, most home inspectors charge between $400-$500. It's money well-spent for peace of mind... I would choose by recommendation, if possible (if you have friends or family who've recently purchased a home -- that's always the best source!). Fee shouldn't really be much of an issue because I think they all charge similar rates. Obviously a small house or a condo or co-op will be less costly to inspect than a 4000 square foot house, so there is variation that way, too.
